The Town of Vienna provides tax relief benefits to certain groups, including residents who are elderly or disabled. These benefits may extend to real estate taxes and vehicles. Please see below for more information on available relief and details on how to apply.
Elderly or disabled
Both the Town of Vienna and Fairfax County offer real estate tax relief for low-income homeowners who are 65 years old and older or are permanently and totally disabled.
Requirements
To qualify for tax relief, a resident must meet the following requirements:
- Total combined assets must be less than $400,000. This amount excludes the value of the primary residence and up to one acre of land where it is situated.
- First-time applicants must show evidence of age or disability.
- Total annual household income must be less than $90,000. This excludes:
- $6,500 in income of a relative, other than the spouse, who resides in the household.
- $7,500 of any income received by a homeowner who is permanently and totally disabled.
Tax relief is provided at the following rates based on a household’s total combined income:
- $60,000 or less = 100% tax relief
- $60,001 - $70,000 = 75% tax relief (Does not apply for 2022 and prior year taxes. This bracket is part of the 50% relief for tax year 2022.)
- $70,001- $80,000 = 50% tax relief
- $80,001-$90,000 = 25% tax relief
*Total tax relief will be capped at 125% of the mean assessed value of Fairfax County residential properties for the tax.*
Real Estate Tax Deferral
Effective July 1, 2023 the Town is offering Real Estate Tax Deferral. Real Estate taxes deferred shall not incur penalties but are subject to annual compounding interest at the rate of the prime rate set by the Wall Street Journal plus 1.0% per year (not to exceed 8.0%). The taxes deferred and accumulated interest may not exceed 10.0% of the assessed value of the dwelling, at any given time.
To be eligible for real estate tax deferral, applicants must meet the following requirements:
- Total combined assets must be less than $500,000. This amount excludes the value of the primary residence and up to one acre of land where it is situated.
- Be at least 65 years of age or permanently and totally disabled.
- Total annual household income must be less than $100,000. This excludes:
- $6,500 in income of a relative, other than the spouse, who resides in the household.
- $7,500 of any income received by a homeowner who is permanently and totally disabled.
Grants available to renters
In addition to real estate tax relief, Fairfax County provides grants to senior citizens and disabled citizens who rent their living space. Asset and income limitations for these programs are different from those for real estate tax relief limits. How to apply
Applications for all programs are due May 2. Both the Town and County applications must be completed. Applicants filing late due to hardship must provide written detailed substantiation that a hardship prevented them from filing in a timely manner.
Disabled veterans
Disabled veterans and their surviving spouse are exempt from local real estate taxes on their principal residence. For more details about this exemption, visit the Fairfax County website.
Applying for an exemption
Town of Vienna residents must apply to Fairfax County for this exemption. To apply, download the tax relief application for a disabled veteran or their surviving spouse.
Once the County has granted this exemption and the Town has received notification, the resident also will be exempted from Vienna real estate taxes.
Additional information
Additional tax relief may be available for disabled veterans through Fairfax County, including a lower vehicle tax rate.
